Pre-commencement of Construction Works

  • You will enter into a build agreement, for this you will need a solicitor.
  • You will need a professional representative to work on your behalf.
  • All of the information from the Concept Stage will form the structure of the build agreement.
  • You will be given a cashflow projection alongside a programme for the construction works.
  • If all of the above are agreeable to all parties then we will enter into the agreement.
  • This process normally takes approx. 4 – 6 weeks.
Stage Two

Commencement of the Construction Works

  • Your project will be appointed to a project manager within the Laburnum Team.
  • All works are valued monthly and invoices issued appropriate to works undertaken. Invoices are agreed by both parties and typically settled within 10 working days.
  • Any alterations to the initial contract are addressed within the build agreement.
  • All key stages of the process will be audited by the insurance broker and the building control officer to ensure best practice and correct procedures are adhered to throughout.
  • A typical build for approx. 7000 square feet would normally take 18 to 21 months.
Stage Three

Stage Four

The Completion of Your Home

  • Your home will be handed over to you in an immaculate condition.
  • All key elements of your home will be demonstrated to you at a time that suits. There is normally a great deal of detail in the running of modern homes with the ever changing modern technology.
  • Your home will be guaranteed for a minimum of 10 years.
